What the air does out here
Salt aerosol does not need a beachfront lot. It moves inland on the prevailing wind and settles wherever air is drawn through a machine. A refrigerator condenser is a fan pulling room air across aluminium fin stock all day, which makes it an excellent salt collector.
Once the fins are corroded and packed, the condenser cannot reject heat. The compressor runs longer to hold the same temperature, the discharge pressure climbs, and the cabinet still drifts warm on a hot afternoon. Every symptom points at the sealed system. In a coastal house, the first thing we do is clean and inspect the condenser properly, before anyone gets a set of gauges out. It saves customers a lot of money.
The same corrosion shows up on hinge pins, door closer cams, grill manifolds and the fasteners on remote hood blowers. On a coastal call we expect at least one seized fastener and we come equipped for it.
Where else it shows up
Door closers. A built-in door carrying a full-height custom panel is heavy, and the closer cam is what pulls it those last few millimetres. Corrode the cam and the door stops self-closing at the last inch. The gasket never compresses, the compartment slowly warms, and the owner reports a cooling fault. It is a hardware fault and it is cheap to fix if it is caught early.
Outdoor equipment. Grill valve stems seize, and a seized stem that gets forced shears. Cycling every knob through its full travel once a month, in season or out, prevents most of those calls.
Remote and roof-mounted blowers. Damper hinges seize shut and motor housings corrode from the outside in. A hood that has lost its top speed in a coastal house very often has a damper that no longer opens rather than a tired motor, and checking that first costs nothing.

Two things, and they are not upsells because we would rather not be called out for either.
Clean the condenser twice a year within about a mile of the ocean, once a year further back. It is the highest-value maintenance job on any coastal refrigeration and almost nobody does it.
Then, once a month, open and close each built-in door fully and watch whether it still self-closes over that last inch. If it does not, get the closer looked at before the compartment temperature starts drifting and before the ice maker starts producing complaints of its own.

Why do I need my condenser cleaned more often than inland houses?
Salt aerosol settles on the fin stock in the machine compartment. A salted, corroded condenser rejects heat poorly, so the compressor runs longer and the cabinet drifts warm. It reads like a refrigerant problem on a work order and is not.
My refrigerator runs constantly. Is the sealed system failing?
Possibly, but it is the last thing we check rather than the first. In a coastal house the condenser and its fan account for far more of these calls than the sealed system does. We clean, re-measure and prove it before any gauge comes out, and that has turned a lot of quoted sealed-system jobs into a coil clean.
