Three different service environments in one city
St. Augustine is not one job. It splits three ways and each part behaves differently.
Palencia and the north. 2000s onward construction with modern cabinet openings, modern circuits and correctly sized gas runs. The installation is rarely the problem here, so the visit goes straight to the appliance and most jobs finish in one. What fails is what carries load daily: door closers, hinge springs, ice maker fill valves, igniter electrodes, and control boards after power events.
The coastal side. Marsh Creek, Davis Shores, Camachee Island and the houses out toward the water sit in salt aerosol year-round. Refrigerator condensers pack with corroded fin stock, hinge pins and closer cams seize, outdoor grill manifolds set solid, and every fastener on a coastal appliance comes out harder than it went in. We carry the extraction kit on every coastal call.
The historic core. Older houses near the water have kitchens that were remodelled into rooms never laid out for modern equipment. We find 48 inch ranges in openings with no service clearance, built-in refrigeration boxed into hand-built enclosures, and gas runs that were routed for something smaller. Nothing here comes out quickly.
The corrosion path, and why it is misdiagnosed
Salt takes the heat rejection path first. A condenser is a fan pulling room air across aluminium fin stock all day, and the corrosion product packs the gaps between the fins. Airflow falls, the condenser can no longer dump heat, the compressor runs longer and longer to hold the same cabinet temperature, and on an August afternoon it stops holding at all.
Every one of those symptoms reads as a sealed-system failure on a work order. A technician in a hurry gets the gauges out and quotes accordingly. In a coastal house the first move is always to clean and inspect the condenser properly and re-measure, because that is where the fault usually is, and because opening a sealed system that did not need opening is an expensive mistake to undo.
Working in the historic core
An appliance in a hand-built enclosure has to be approached in the right order or something gets damaged.
The circuit goes off and the gas shutoff closes before anything moves, and on older installs the outlet behind the machine is frequently the least accessible thing in the room, which is exactly why the breaker gets used instead. Trim, filler strips and toe grilles come off next and the fasteners are kept together, because a missing screw at reassembly means the door will not sit square. The water line to an ice maker gets disconnected before the machine travels, never after. Then floor protection, then two people, then the appliance.
Where a fixed panel, a stone lip or a gas connection has to be dealt with before the failed part can be reached, that is stated in the written estimate up front. Sometimes the honest answer is that the access work costs more than the repair, and you should hear that before we start rather than halfway through.

- Heating. Furnaces, heat pumps, air handlers, thermostats. No brand, no exceptions. We do not carry the parts and it is not the trade this shop is set up for.
- Air conditioning. Nothing that conditions a room. The only thing we are asked to cool is the inside of a cabinet, and only on this manufacturer’s refrigeration.
- House ductwork. We work the duct run behind a range hood, because the hood is a kitchen appliance and the run decides whether it pulls. Ducting that carries heated or cooled air through the house belongs to an HVAC contractor.
- Water heaters. Tank or tankless, gas or electric. A plumber’s job. We check the water a dishwasher is given and stop at the shut-off.
- Laundry. No washers, no dryers, ventilated or heat pump. They are not in this manufacturer’s kitchen line and they are not on the van.
- Other makes. One manufacturer. If the badge does not say Viking, we will tell you on the phone instead of charging a diagnostic to find out.

Is the drive from Fruit Cove a problem?
No. It is about 30 miles and 42 minutes by road, inside the 40 mile radius we work. We do batch St. Augustine calls onto the same day where we can, so ask about scheduling.
Why does my condenser corrode faster than my neighbour two miles inland?
Salt aerosol concentration drops sharply with distance from the water. Two miles is a meaningful difference. Closer in, we expect corroded fin stock and seized fasteners as normal wear.
Can you do it in one visit if I am this far out?
Usually, and we plan for it. Give us the model number and a clear description of the fault when you book and we load the likely parts for that generation. What cannot be loaded on a guess is anything model-and-serial specific, and a control board is the clearest example of that.

Water was pooling under the crisper drawers every few days. He found the drain trough iced over and the drain heater open, cleared one and fitted the other. It has stayed dry since.
Our side burner would not stay lit in any breeze at all. He found a regulator partly failed and an orifice partly blocked, dealt with both, and tested it with the lid open and closed.
